International mortgage FAQ
Can a foreign national buy a home in the US with a mortgage?
Yes, some lenders offer foreign-national programs, usually for second homes or investment properties. Down payment, reserve and documentation requirements are typically higher than for US-resident programs.
Can I get a mortgage with an ITIN?
ITIN programs exist for borrowers who file US taxes with an ITIN, including for a primary residence. Eligibility depends on the lender, your income documentation and other factors.
What is a DSCR loan?
A debt-service coverage ratio loan qualifies an investment property mainly on whether its rent covers the monthly payment, rather than on personal income.
Which properties qualify?
One- to four-unit residential properties — single-family homes, condos where eligible, duplexes, triplexes and fourplexes. Eligibility depends on the program.
Does tsmartcash provide the mortgage?
No. tsmartcash is not a lender. We connect you with a licensed mortgage partner, whose licensing (NMLS) details are provided before any application.
Why do I enter my own interest rate in the calculator?
Rates depend on the program, property, down payment and borrower profile. Only a licensed lender can quote a rate, so the calculator uses the rate you enter.
